◆ The Constraint

Everything follows from a date that will not move.

An office can be cleaned next Tuesday instead. A venue cannot. There is a couple, a deposit and a hundred and fifty guests attached to Saturday, and no version of the week where the glass gets finished afterwards.

That single constraint drives every other decision. Venues book Friday through Sunday, so the working window is Monday to Thursday and it is often narrower than that once setup crews, florists and rehearsals are in the building. Work has to be finished inside it, not started inside it.

So the job gets sized to the window, not the other way round. That is the difference between venue work and ordinary commercial work, and it is the part most cleaners get wrong when they quote it.

◆ Why It Takes A Crew

One person over three days does not help you.

Most window cleaning is one person working steadily. On a venue that model breaks, because three days of steady work spread across a week means the building is half finished when the florist arrives.

Venue work runs as a full day clean with a crew of four or five, in and out inside a single day, so the property is finished and released rather than left in progress. We have run cleans at that size across the Hill Country, including for a client operating thirty separate event venues in the region.

It also means the whole property gets done in one visit rather than in pieces. On a venue that usually means more than one building.

◆ Scope

A venue is rarely one building.

Most properties out here are a main hall or barn, a chapel or ceremony space, a pavilion, and often getting-ready cottages. They photograph as one place and they clean as four.

THE BIG GLASS

Sliding walls, barn doors and full height windows are the whole reason the room photographs well. They are also the panes that show every mark, because there is nothing else on the wall to look at.

ENTRY GLASS AT HAND HEIGHT

Every guest touches the same doors on the way in and the way out. That band of glass and the frames and handles around it carry as much of the impression as anything above it, so they get detailed rather than wiped past.

CALICHE AND GRAVEL DUST

Hill Country venues run long gravel drives and parking paddocks. Every car that arrives lifts pale dust that settles on glass and stays there. It is the single most consistent difference between a venue out here and a building in town.

HARD WATER ON THE OUTSIDE

Big lawns mean big irrigation, and out here that water is hard. Sprinklers throwing onto glass leave mineral that bonds and will not wash off, which is a restoration job rather than a cleaning one once it sets.

THE BUILDING, NOT JUST THE GLASS

Limestone, stucco and painted timber all grow the same black band at the base of a wall. Soft washing handles that without pressure, which matters on old stone and on anything painted.

GUTTERS BEFORE THE SEASON

Oak and cedar drop into venue gutters all year, and an overflow during an outdoor ceremony is not a maintenance issue, it is a memory. Gutter clearing is usually scheduled with the same visit.

◆ Scheduling

Between bookings, never during one.

Venue work is scheduled around the calendar, not around ours. In practice that means early starts on weekdays, and finishing before setup begins rather than working alongside it.

The other half of it is knowing when to come. Glass cleaned three weeks before a wedding will have collected another three weeks of drive dust by the day. Venues that run a regular cycle through the season, with a check close to the bigger dates, get a better result than venues that book one clean and hope it holds.

If a property runs a full season of weekends, we would rather set the dates once at the start of the year than field a call every time something looks dusty.

◆ More Than One Property

Distance costs less than people think.

We work from Leander out through the Hill Country and south toward San Antonio, so Dripping Springs, Wimberley, San Marcos, New Braunfels, Canyon Lake and Boerne are all inside the normal run.

The more properties we look after in one area, the more they get clustered into the same trip. That is why a second or third venue nearby is easier to price than the first one was, and why operators running several properties tend to get better dates as well as better rates.

If you run one venue and the place next door asks who cleaned your glass, that is worth mentioning to both of us.

Can you clean a whole venue in one day? +

Yes, that is how venue work is normally run. A crew of four or five takes the property in a single day so it is finished and released rather than left half done between bookings. Most venues are several structures rather than one building, and doing them in pieces across a week is what causes problems.

How far in advance of an event should the glass be cleaned? +

Close to it. Hill Country venues sit on gravel and caliche drives, and every arriving car lifts dust that settles straight back onto glass. Cleaning three weeks out means three weeks of drive dust by the day itself, so venues running a full season usually set a cycle with a check near the bigger dates.

Do you work around bookings and setup crews? +

We schedule around the calendar rather than alongside it. In practice that means early weekday starts and finishing before florists, rentals and setup crews arrive. Venues book Friday through Sunday, so the working window is Monday to Thursday and the job is sized to fit inside it.

Our lower panes have gone cloudy and will not come clean. Can that be fixed? +

Usually, yes. That is bonded mineral from irrigation rather than dirt, and it needs restoration rather than washing. It is quoted separately from the clean because it is a different piece of work, and it is a one time job after which normal visits keep it that way. Left long enough it becomes permanent etching, so it is worth dealing with early.

Do you cover venues out toward Wimberley, Boerne and New Braunfels? +
