Guard gated, and the only 24/7 gated country club community north of Austin. The stone roofs are what make it a harder job than it looks: they change where a pole can be worked from and what can safely rest anywhere. The HOA holds owners to a strict standard, so street facing glass gets noticed.
Filling up with modern Hill Country architecture, which in practice means bigger panes. Essentially picture windows, usually set in and around trees. Big glass plus overhanging trees is a specific combination: more sap and leaf debris on the pane, and less room to work around it.
The highest price point in Georgetown, and the most varied. Big roofs, transom windows sitting above other windows, large square footage, and every house a different design. There is no standard quote here. Each one gets looked at before a number is given.
Established, golf course, and the houses sit closer together than the price tag suggests. What people are looking through at each other is expensive glass, and on a street like that a dirty window is visible to more than just the owner.
High end homes along the river, with big trees and a lot of limestone work. Trees mean debris on the glass and in the gutters. Limestone means the runoff staining that soft washing handles, rather than anything a window cleaner should be aiming pressure at.
Acreage out on the east side, including ten acre equestrian places. Long approaches, outbuildings, and glass that has not had anything near it in a while. These are day jobs, not hour jobs, and they get scheduled that way.
A few properties from around town, what the glass looked like when I pulled up, and what it took to fix it.
The problem: A limestone brick house under an expensive roof with accent windows, and the glass had not been cleaned in seventeen years. Runoff off that roof had left heavy mineral buildup baked onto the exterior. Inside, every window was tinted, and recessed ten by ten panes ran the length of thirty foot ceilings.
What I did: Mineral buildup comes off first, because glass will not clean underneath it. Tinted film rules out anything abrasive, so the inside work is slower and far more detailed to avoid damaging it. The owners said afterwards that the light through the house had changed so much it was almost a new ambience.
The problem: A contractor had just finished a full remodel here, repainted throughout, new wood slatting across the front, soffits and fascia boards. He soft washed the house at the end of it, and sodium hypochlorite spots glass badly if it is left to dry on it. There was paint on several of the screens as well.
What I did: Got the spotting off before it had a chance to etch, then re-meshed the screens the paint had ruined rather than hand them back damaged. Full interior and exterior as the build finished, so the new owner looked out at a freshly finished house through clean windows instead of noticing every mark on the way in.
The problem: A course mows almost daily and runs fertiliser constantly, so overspray carries iron and phosphorus onto the glass and stains the concrete underneath it. Grass pollen and dust get shaken up and settle over everything. Most of these homes are two and three stories with balconies over the course, and many carry solar screens on the back to take golf ball and hail impact.
What I did: The frames and tracks get washed as hard as the glass does, because clean panes sitting in a muddy frame look worse than before you started. The solar screens come off, and what is behind them is usually a dust bowl that needs washing twice. Worth knowing too: courses are built around mature trees that a new neighbourhood will not have for thirty to fifty years, so gutters fill a great deal faster out here.
