Every window, inside and out
Every pane on both sides, finished streak free with purified water so nothing dries back onto the glass before the photographer arrives.
Clean glass, clear tracks and screens that sit right make a house look cared for in the listing photos and at the first showing. I have done 30 to 40 make readies for realtors and brokers around Leander and Austin, usually the same day you call or the next, with a free inspection that marks every failed window.
I know what the last few days before a listing look like. The photographer is booked, the seller wants to know when it will be done, and there are a dozen other things that still have to happen first. Everything runs on a tight timeline with a lot of moving parts.
So I make my realtors and brokers a priority. Send me the address and when the photos are, and the windows get done. No long back and forth, no thousand questions, just the job done on your schedule.
Once your listing photos or video are up, I share them on my Facebook page as well.
The glass is the obvious part. In my experience tracks, frames, locks and screens make the biggest difference to how a listing looks.
Every pane on both sides, finished streak free with purified water so nothing dries back onto the glass before the photographer arrives.
Dirt and dead bugs in the tracks and grime around the locks are what make a clean window still look neglected. They get cleared and wiped down, not skipped.
Screens come down, get a deep scrub and a disinfecting and deodorizing treatment, and go back on straight.
A failed window is one where the seal between the panes has gone and fog or haze is trapped inside the glass. On a dirty window you usually cannot tell. Once both sides are properly clean, it shows.
I check every window as I go and mark each one that needs replacing, so you know before the listing goes live rather than finding out from the buyer.
Most houses are either completely empty or full of construction material. Either way, the order matters.
New dust lands straight back on clean glass. If you need to know which windows have failed while work is still going on, I can do an inspection clean during construction too.
Window cleaning can leave drips on sills and floors, and I am not a maid service. I tidy up as best I can, but it works best with the maids coming after me.
Call or text with the address and when the photos are booked. Empty houses are quick to work in, which helps on a tight timeline.
Each one is an extra charge, quoted with the make ready so there are no surprises.
Soap scum and hard water on shower glass show up clearly in listing photos of the bathrooms.
Mirrors throughout the house, cleaned streak free alongside the windows.
The windows in the garage door are part of the front of the house and easy to forget.
